Valuation – Lucerne, Switzerland

Overview: The owner required a fair value valuation of a hotel overlooking Lucerne for internal purposes. The Horwath HTL was commissioned to undertake the valuation of the existing 31-key boutique hotel and the cable car from/into town.

Solution: Horwath HTL undertook a full RICS valuation of the property.
We carried out a site analysis, examined the market conditions in depth and used a competitive set analysis of remarkable and similar offerings in Swiss cities, while considering the uniqueness of the property. Before proceeding to the evaluation, a critical analysis of the current positioning and capacity were produced and the supply and demand data as well as the pricing were projected. An operating cash flow analysis and a financial investment analysis were also provided.

Implementation: The task was completed mid-2016.
